Copies of Association Documents

You may have received the following documents when you purchased your unit. If you do not have any of them they can be downloaded for reading and or printing or you may obtain copies of them from the Managing Agent or from the Montgomery County Recorder’s Office for a nominal fee. The following files are provided as PDFs. 1. Standards regarding Limited Common Areas Use this information as a guide to assist you in identifying those spaces around your residence that are fully maintained by the Association, and those areas which are the responsibility of the homeowner.

2. Bylaws of the Association – This document controls the internal governmental operation of the association itself.  It is also created by the developer and recorded with the county.  It defines aspects such as owner voting rights, number and term of board members, and association procedures.

3. Declaration of Condominium Ownership – This document contains a legal description and “declares” the property as a condominium association. It is created by the developer; recorded with the county wherein the property is located; and lists the restrictions imposed for the betterment of the community. 

4. Owners Handbook This document is intended to supplement, but not replace, the Springbrooke Condominium Association Declaration of Ownership and Bylaws. These common sense rules have been created by your elected Board of Directors for the health, safety, and comfort of all Springbrooke Owners. We believe you will find these rules reasonable and trust that you will cooperate by upholding them. Life in a condominium is different from life in a private home. One of the most important principles that you will recognize as a condominium resident here is that you have a responsibility to respect your neighbors by observing these rules. Please keep this booklet handy so that you can refer to it easily. If you have any questions about any rule, or if something arises that may not be covered in the booklet, please contact the Managing Agent. If there should be any inadvertent discrepancy between what is expressed in the booklet and the recorded documents, the Declaration and/or Bylaws shall govern.

5. 2024 Reserve Study Use our Contact Us page to request a PDF of the 2024 Reserve Study. Reserves are funds on deposit in a separate association account that is designated to defray the future repair or replacement costs of major capital items that the association is obligated to maintain. Ohio condo law requires associations to fund reserve accounts by placing a percentage of monthly association fees into that account, so that future large one-time assessments can be avoided. To ensure that the proper amount is being placed into reserves, a Reserve Study is conducted every 5 to 7 years by a professional organization. The study takes a capital item inventory of the property components, determining the current condition of each. Remaining useful life and replacement cost of each component are projected to recommend the amount of money that should be placed into that association's reserve account for a designated number of years.
